Using a rental agency to find our next home

I'm due in 4 weeks and have been experiencing Braxton Hicks a lot now. We're nervous that baby girl will arrive early, and we all can't live in an "all male" household as that wasn't part of the verbal agreement with the landlord.

Erik and I didn't think it would be this difficult to find our new home. One of the road blocks is that we don't have enough for the security deposit. The property management companies want all move-in costs in full at time of application being accepted. Our best bet is to find a private owner who will work with us to spread the security deposit over 2-3 months. That's how Erik was able to get into this house because the landlord was willing to work with him.

Tonight we had an appointment with this lady who owns a rental agency that assists individuals with their housing search. Assist meaning "here's your weekly list". We gave her our criteria and she gave us a list tonight based on our preferences. We've never dealt with a rental agency before, and we are skeptical BUT time is of the essence and the $25 fee that is good for 2 months is a small fee that we're okay with losing should this be a scam.

She appeared to be legit. We met at a public, neutral place. She had her teenage daughters with her, and they sat in the table behind her. Just wondering if any moms on here have used a rental agency to help them find their home and what their experiences were like....or any feedback whatever it is, I'm all ears or eyes :p

      She said she gets her listings from all over. Her ex husband started the business in early 80s and she took over in early 90s. She also said she'd make some phone calls on my behalf to private owners who have properties to see if they have any that fit my criteria. Keeping my fingers crossed that we get in somewhere...at this point I don't care where now...lol...well, I want a washer and dryer & that's my biggest amenity that I have to have.

          In the area I'm at, the big thing is the security deposit + first month's rent + application fee per adult. Sometimes there's last month's rent to pay on top of the others listed above, such a pain. But I'm working with a local agency to help me find an agency who I can pay back if they help me with move in costs. Being pregnant, I didn't know I'd get put at the top of the list for housing as the 3 of us are in danger of being homeless if we're not out by 8/5 :-( Great thing is that at least we have some kind of steady income (mine) and Erik is finally working p/t :-)
